What's Included
A real mini-split tune-up
Mini-splits need a different service than central AC. Here's what's actually in our tune-up.
Indoor coil deep-clean
Biofilm builds up on the evaporator coil faster than you'd think. We bag the unit, flush the coil, and rinse out the gunk that causes that musty smell.
Blower wheel cleaning
The squirrel-cage blower picks up dust and slime. Pulling it and washing it is the difference between weak airflow and strong airflow.
Drain pan & line flush
Algae loves a mini-split drain. We flush the pan and line, pitch-test the drain, and clear the pump if equipped — so it doesn't drip down your wall.
Refrigerant charge check
Measure superheat/subcool, verify the charge is on spec. Catches slow leaks before they kill the compressor.
Electrical inspection
PCB connections, capacitor health, contactor pitting. Tightening loose connections prevents the kind of failures that bring everything down.
Outdoor coil rinse
Pollen, leaves, grass clippings clog the condenser. We straighten fins, rinse the coil, and clear debris from around the unit.
Why It Matters
Why mini-splits need more attention
No filter cabinet, dirtier coil
Mini-splits only have a thin mesh prefilter — fine dust gets right to the coil. Without deep cleaning, biofilm builds fast.
Year-round runtime
Heat pumps run all year. Twice-yearly tune-ups (spring + fall) catch refrigerant or electrical issues before peak season.
Warranty requirements
Mitsubishi, Daikin, and LG require documented annual maintenance to honor the 10- or 12-year warranty. Skip it and you're paying out of pocket.
Mini-Split Maintenance Questions
Mini-split maintenance FAQ
How often should I service my mini-split?
Twice a year — spring before cooling season, fall before heating. Mini-splits work year-round, so they need more attention than a central AC that sits idle in winter.
Why does my mini-split smell musty?
Biofilm on the coil and blower. The fine mesh filters that mini-splits use don't catch enough dust to keep the coil clean. A deep cleaning kills the smell at the source.
Can I just rinse the filters myself?
Yes — rinsing the mesh prefilters monthly is great homeowner maintenance. But it doesn't replace the deep coil/blower cleaning, which needs the unit bagged and flushed.
How much does mini-split maintenance cost?
Flat per-head pricing. Multi-zone systems with 3+ heads get a per-unit discount. Maintenance plan members get twice-yearly service at a discount plus priority scheduling.
What if you find a problem during the tune-up?
We document it, give you a written estimate, and let you decide. We won't fix things without your approval. See our mini-split repair page for what we handle.
